Hi!  We are Josh Devine and Alex Roy, a Realtor team with 20 years of combined experience working with home sellers in the Portland metro area. We proudly service clients in Portland, Beaverton, Gresham, Tigard, Milwaukie, Happy Valley and Hillsboro, and through this work we have developed a deep understanding for the many communities that make up this region. 


Our wealth of experience comes not only from selling houses that are over 100 years old, to selling brand new construction, but also from our extensive work with personal representatives of probate estates.  Typically, a home sold in probate is one that may have various challenges from the management of a life-time of personal items to dealing with extensive deferred maintenance.  Whatever the case, we have seen it before and have found ways to help our clients create a game plan for bringing the home to market and achieving a successful sale.

Probate Real Estate Services

As experienced Realtors that specialize in selling homes across the Portland metro area, especially older homes, we have the knowledge and experience to make things easier for you.  For the past seven years, we have represented many personal representatives who are tasked with selling a home that is in probate.  With this experience, we have a deep understanding of the needs of a personal represenative and the many challanges that a P.R. can face.

 

Probate - A Short Overview

When a person dies, their personal and real property may need to be divided between and passed on to the remaining heirs or eligible beneficiaries.  The probate process facilitates this transfer and, in order to do so, the court appoints a personal representative to act on behalf of the deceased person.  If the deceased person owned a home, their property may need to be sold in order to divide the proceeds between two or more heirs.  In other cases, a single heir may simply not want the property that they have inherited.

In either case, it is strongly advised that the personal representative obtain the services of a licensed, professional Realtor to undertake the task of preparing the home for sale, effectively marketing it, and assist in completing the necessary paperwork.  

 

Need a home pricing evaluation?

The first step when considering selling is to get a price evaluation. You may also need to know the home’s value for the estate’s inventory, or to determine a fair price if another heir wishes to buy everyone out. No matter the reason, it is always free of charge for estates. 

 

Suspicious of unsolicited cash offers? 

You may have received letters and mailers from investors, developers, or online platforms offering to buy the home with no hassle. But it can be difficult to tell if you are getting a fair offer. So feel free to call us anytime if you want a second opinion. 

 

What does it take to get a home ready to sell? 

As part of our consultation service, after viewing the home, we are more than happy to provide you with a prioritized list of recommendations to prepare the home for sale.  As your representative, we can also procure estimates, provide a comprehensive scope of work plan, coordinate contractors and monitor work through to completion. In some case, we can even advance cash for contractor work.

Call / Text / Email Updates: When it comes to communication with our clients, we are known for being responsive and attentive.  For home sellers, we actively send updates on the listing’s online attention and engagement, direct feedback from showings and open houses, and regular market updates while the home is listed for sale.

MLS Upload:  Your listings will be seen everywhere on the internet. We are licensed through the RMLS (Regional Multiple Listing Service) which allows us to upload any media of your listing, which is then connected to every major real estate website including Zillow, Redfin, Homes.com, Realtor.com, Trulia, and many more.

Host Open Houses: When you hire us to list your home, you are also hiring John L Scott Real Estate. This means that we can leverage all resources available through our office, including additional support for open houses, so as to ensure constant open house coverage through the entire listing period. 

Daily Cold Calling: When we’re not door-knocking, we’re cold calling. Call us old school! Once your home is listed, every day we’ll be actively following-up on possible leads who show interest in your property.

Signage & Lead Capture: When your home is listed through us, we’ll put up a sign in your front yard with a custom perma-flyer with QR code.  This allows for easy contact for any people driving past your property that are interested in learning more.

Social Media Advertising: Through our Premier services, we place an online ad for your listing either on Facebook, Instagram, or Google. Any leads gathered from these ads will be syndicated and followed up by the listing agent in a timely manner.

Professional Photography: Every one of our listings will be photographed by a professional photographer.  Depending on the type of home and time of year, we may also include drone photography and/or twilight photography.

3D Virtual Tours and Floor Plans: With professional photography, our photographer will use the Zillow Walkthrough platform to create a virtual tour and a floor plan. Virtual tours have become a new standard in real estate marketing that allows for interested buyers to get a deeper look at a property virtually.
